Renter's Insurance - A personal story
 
About twenty years ago, the Crump family was living in a rent house in Duncanville (near Dallas). A powerful thunderstorm raged one night. A bolt of lightning struck the power line behind our house and grounded in our water heater gas feed line causing it to become a large gas flare. Startled out of bed (my wife said I leaped about 4 feet), I ran down the hallway toward the kid’s bedrooms and saw the flame. I don’t know what I was thinking but I opened the water heater closet door and blew the flame out. The good news was that my quick action kept the house from burning down. The bad news was that the gas lined rupture filled our whole rent house with natural gas. We got everybody across the street to a neighbor’s house and called the fire department. One spark and our rent house with all our stuff would have been destroyed.
 


Unexpected & Unplanned risks of being a Tenant:
  • A cooking fire damages the landlord's kitchen and you are responsible for
       the repair costs

Renters Insurance Coverages Included:
 
Contents - Provides protection for your clothes, appliances, furniture and other possessions at your rented residence. Contents insurance coverage is available either on an "Actual Cash Value" basis or at "Replacement Cost." Perils include: Fire, Tornado, Burglary, Lightning and Vandalism among others.
 
Off-Premise Contents - Worldwide protection of your personal property away from your apartment or other rented premise. Generally limited to 10% of your contents coverage. An example would be a theft from a motel when you are on a vacation.
 
Loss of Use / Living Expenses - Pays for additional expenses you incur if you are displaced after an insured event (example: apartment fire) because your residence is not habitable. Generally limited to 20% of your contents coverage. A very important insurance protection for all tenants of apartments or rent houses.
 
Personal Liability - Protects you from lawsuits caused by accidental property damage or injury caused by you, your family members and acts of your pets. An example would be your dog getting loose and biting a neighbor's child. Another example would be an accidental kitchen fire in your apartment damages the landlord's stove. Liability coverage is often a requirement of your landlord.
 
Guest Medical - Provides for medical payments for other people injured at your residence. Generally limited to $1000. An example would be a visiting friend slips on your entry rug and breaks an arm incurring a $500 emergency room bill.
 

 
Some Coverage Limitations:
 
Please see your policy for important details but here's several coverage limitations that should get your attention.
 
Business Contents - If you have a home based business or bring equipment home from work, be sure to discuss this with your insurance person. Generally, business equipment is limited to $2500 at your residence (none away from home) but can often be increased.
 
Theft of Jewelry (plus furs and watches) - Most Renter's Insurance policies have a limit on theft of Jewelry, watches and furs - often a $500 limit. If you have need for more coverage, be sure to discuss with your insurance person as a higher limit may be available for a small added cost. 
 
Property Deductible - Be sure to ask what your deductible is. Generally, Renter's Insurance has a 1% deductible. That's 1% of your total contents limit (i.e., a 1% deductible of $25,000 total limit would be $250). In the event of a property loss, your compensation for property damaged or loss would begin after your loss exceed your deductible.
