A commercial umbrella provides an additional layer of liability protection beyond your primary business liability policies. In our legal environment, lawsuits settlements and defense cost can reach very high levels. Most business liability policies can be purchased to a limit of $1 million. A commercial umbrella is then used to buy addition $1 million increments of coverage to meet a jobsite or contract requirement. It is also added protection for the business and the business owner.

Excess Liability vs. Umbrella

An "Excess Liability" insurance contract is a more limited plan that provides a higher level of coverage for only one area of liability. For example, a higher General Liability limit of $2 million is required.  A General Liability policy can be used for the first $1 million and than an Excess Liability policy can be used to obtain the additional $1 million of coverage needed.

An "Umbrella" is a broader contract that can provide a higher level of coverage for multiple areas of liability. An example: A business owner purchases primary coverage from a General Liability, Business Auto Liability and Employers Liability (a component of the Worker's Compensation contract) of $1 million each. Then a Commercial Umbrella of $1 million is added to provide combined protection of $2 million across all three areas of liability.
